Conquering the Fear of Color – A Q&A Interview with Patti

The serenity of neutral color schemes has a significant place in interior design. However, it is more about the fear of color that I approach this article today. Committing to color arrests most people – they want it and admire it but are fearful about selecting and committing to bold colors.

Beautiful neutrals are a color all to themselves. Layers of whites, creams, grays offer sophisticated schemes.

However, that is not all that causes clients to reach out for assistance. Even if they have made a decision about taking the leap, it is how much, where and with what or to what the color is applied or occurs.

In addition, upon closer inspection, we have incorporated a fine detail of an aqua glazed Spanish tile running horizontally and vertically through the patterned tiles.

From branding to personal style, color is key.

The addition of our tongue and groove walnut wall established the theme for the rest of the furniture in this interior.


My staff recently investigated information from projects. They posed questions and gathered observations regarding my use of color. Photos, at the end illustrate some specific color decisions and why. The resulting questions and answers are as follows:

Patti Hoech‘s design practice has been and continues to be an exploration and emphasis of the subtleties and strengths of color. It is an integral part of her work. We wanted to know why and when she discovered this specialization in her design sensitivity and how it relates to her approach to effective design decisions.  We are asking clients and colleagues to pose questions to get the answers.

Why is color so important?

Patti Says: Color is power and peace. Color is important on so many levels – personal joy (or aversion), perceived temperature, brand identification, seasonal interactions, emphasis, and contrast. Color is everywhere. Understanding and harnessing it for specific purposes is key.

This new backsplash had a specific purpose, which was to acknowledge the existing rust-colored porcelain sink and the intensely green marble stone countertops. By pulling those two colors into the tile selection so strongly and interspersing other colors that complemented the palette, the result was an effectively unifying design detail.

How do you determine the color specifics for your projects?

Patti Says: What color brings you joy? What color tells your story? Interviewing clients about their color preferences – being an important question begins the dialog regarding what colors to incorporate and why. This can be personal preferences or aversions or specific colors relating to branding whether it is new or existing. Also, existing fixed design/architectural elements might also play a significant part in developing an effective color scheme.

Do you believe color affects the lives of your clients in their homes and workplaces?

Patti Says: Absolutely!! Color can insert many subliminal effects that impose on people’s perception of a space or graphic. Color can evoke emotion, instill comfort or agitation, rekindle memories, spur appetite, affect perceived temperature. It can embed recall for commercial brands. Color can be a clever tool.

In this interior for Boba Tea, we played with the colors of the flavors and the multi-colored tiles to correlate to the fun experience of sucking the tapioca pearls.  

How do you navigate color trends?

Patti Says: Trends are necessary to keep our market moving. Capitalism is based on consumer activity, and nothing generates purchasing frenzies like stimulating new trends in the market. However, basing design decisions on trends must take into consideration the intended longevity of the design.  Much of color trends are based upon pairings and combinations of color.  It is those combinations that can “date” a color scheme – not so much a specific color. It is how, where and with what it is used that pegs it.

A classic, well-balanced color combination of blue, white, and yellow is a comfortable warm and cool with a neutral that transcends trends. Fabrics and finishes contribute to how one updates a classic color scheme.

Do you feel you are a forecaster or influencer?

Patti Says: I believe that I have imparted and am still providing thoughtful, challenging color consultation to my commercial and residential clients.  Having prospective clients request designs based upon others that we have produced is telling and flattering. It means they have confidence in the decisions regarding long-lasting color schemes – if not timeless, in some cases. However, it must be said that design elements that present the color often determine – in many ways – how well a selected color or color scheme “holds up” over time. Considerations regrading patterns, materials, and elements can and might be either improved or modified over time while maintaining the same color scheme. Forecasting anticipates color trends. I have successfully influenced clients to make selections based upon an anticipation of future color directions in the market or merely go with classic combinations that have been proven over time. . .

What has influenced your appreciation for and interpretation of color in design?

Patti Says: It started at an early age. Observing the world around me. Nature, architecture, decorative arts (china, textiles, artwork), fashion, logos/brands, trends, regional colors, seasonal colors, cycles of color…Pinks, turquoises, yellows of buildings in the West Indies, bold color statements of Mexico…Color is profoundly important and signature in its application. From fish to birds, flowers to leaves – color captivates me and urges me to find words to express it and continue to have it a primary part of my descriptive vocabulary.  As an omnipresent element in the design process, color is unavoidable, but to enjoy it so fully and embrace the limitless range of options is an exciting artist’s pallet of possibilities which stimulates me at every turn.

The magic of color on architectural exteriors can be amazing. Here in Burano, Italy my dear friend captured the colors! Similar to what we see in Guanajuato, Mexico and the sunny islands of the West Indies.

I attribute much of my color awareness to my mother. I remember being greatly influenced by her sense of color and design. Her sensitivity and talent were innate. She selected fabrics that had unusual color and pattern combinations. When orange, avocado, brown, and gold prevailed in the 60s and 70s, she selected the olives with chartreuse and gold for the less formal areas of our lives and leaned into Lily Pulitzer’s dynamic colors and patterns for her clothing and a pastel version of soft pinks and verdant greens for our more formal areas. The master suite was primarily yellow with beautiful bits of blues. Beach scenes always emphasized blues and greens. Nothing in our world was on common trend, but an artful interpretation of color combinations, eclecticism and comfort. Pairings of orange and brown were never her happy place nor was gold and brown.  But orange and PINK – YES! Pink and green especially! And browns were recognized in context with stone shades of greys and tans.  I believe that sense was greatly influenced by richly organic, textured stone walls of the West Indies – Danish architecture in the tropics where limitless colors of greens and blues punctuated with flowers were all around.

As a result of this of this early introduction to the value of color, my personal spaces reflected similar sensitivities. Beginning with pink in the early years I graduated into blues, turquoise and greens for my teen years. The final scheme, in my room in the home in which I grew up, was a dusty pink, clay, and mocha-rose. No one in my world had that color scheme in the late 70s and it was difficult to assemble. It helped that I worked part time in a design showroom in Georgetown where handling the amazing abundance of fabulous fabrics was a daily inspiration. Throughout my life experiences color has been a constant distraction. Not in a bad way, but rather a noticeable, unavoidable interruption that causes me to pause and take note. Ask anyone who knows me – I stop and remark about color at every turn.  For better or worse, I comment on color. It is a deep appreciation that I enjoy sharing. And the most rewarding is discovering color for clients who yearn for it but don’t quite know how to find and use that which would make them feel the joy of color!

A dear friend in Mexico recently took a leap in selecting an accent color for his seaside villa. Once an all white interior, which was lovely and fresh, he wanted a new look that provided contrast and strengthened his color theme. The yellow accents made me smile when he unveiled his new look!

Whimsically Wonderful and Woodsy Transformation and the Design Process

Once upon a time there was a quiet little house in the woods. Nestled among the juniper and pinons of the rolling hills of Estancia, the little house lacked design details to make it feel a part of its surroundings. The owners and their dogs had lived there for a decade and realized that a move was not pending and therefore it was time to bring the house into its own.

Color was the primary element that they wanted to introduce – that along with a look better suited to the organic, woodsy setting and updates for fixtures and finishes. So, this plain, dated house in the woods began a magical transformation. Not wanting to embrace the sleek white and grey trends of the day, they expressly requested warmth and color.

The interior was plain vanilla with warm honey-colored wood accents.

Beginning with the floor, we selected a porcelain tile that had a finish simulating a mottled slate. The outstandingly durable, slip-resistant material had earthen color variegations in the various pieces which were highly effective at concealing dusty dirt and debris from the out-of-doors and camouflaging the anticipated dog hair that was shed about. The resemblance of the tile to cut stone was remarkable. Due to its multi-color rendition of ochre, rust, charcoal, black and sand offered many tones from which to grow the design’s palette.

The flooring was a bland combination of slippery wood laminate and 12″ ceramic tiles.
The new porcelain slate floor tile is multi-toned and rich with warmth. New wall colors and cabinets are peeking from behind…

Rising from this new base for the interior scheme, we selected a dark, black/charcoal stacked stone. The smooth ovoid shapes added further organic texture with a subtle woven appearance to the surface of the fireplace.

Texture, color, form…the design is transformed…

The mantle and hearth were both the plain vanilla white of the walls and despite the fact that white can be crisp, clean and fresh – the owners were eager for bold commitment to color. In keeping with the pine columns and other cabinets and architectural detailing, we wrapped the existing form of the mantle in knotty pine finished with a honey stain to coordinate with the existing wood accents. The hearth became an undulating slab of Cambria quartz material in a craft-paper bag/sand color also derived from the swirling “slate” floor.

The graceful shape of the hearth was enhanced with the addition of the stacked stone and new slab surface.

Towering from the now strengthened façade of the fireplace, the tapered form of the chimney was begging for the color-pop that the owner’s desired. The honey color of the pine along with the warm tones in the flooring invited a golden ochre paint to command the space.

Specifically requesting the insertion of the owner’s favorite accent color – turquoise, we departed from the warm, earthen tones and punctuated the scheme in the new kitchen cabinets.

Salvaging the existing boxes and painting the faces, fabricating new doors, drawers, upper glass cabinets and end panels, the open kitchen is the fulcrum of the house. We see the trending minimalism of little or few cabinets in the kitchen, perhaps open shelving…however, this couple wanted even more concealed storage to keep their cooking and entertaining accessories out-of-sight, but close at hand.

The kitchen transformation features new color, new faces, additional upper cabinets with etched glass panels, luminous glass tile backsplash, new quartz countertops with a new bowed shape for the island…all while keeping existing appliances, cabinet boxes and layout of the space.

Repeating the slab material of the fireplace’s hearth which passes through from the living room to the kitchen, the new Cambria quartz countertops continue the craft-paper bag/sand color. The slate floor wraps up the face of the island for a durable kick-surface and visual continuity.

But wait! To further the focal features of the kitchen, we created a custom mix of colorful glass segments suggesting an interpretation of fallen aspen leaves golden and glossy in the damp of late fall/early winter precipitation. The combination of golden ochre and dark amber with the luminous turquoise of this stunning wall treatment dramatically contributes to the whimsically wonderful colorful scheme.

How the COVID CRISIS Might Bring Change to the Housing Market…

A friend sent me one of her trade articles from the residential real estate perspective regarding how this COVID crisis might bring change to the housing market.  In the article, it touched on the size of homes, working from home, privacy in the home and smart technology that will play a larger role. Plus a nod to adding a stock tank pool to your backyard to beat the summer heat!

It’s true that this period of weeks having a close-up look at our homes – their design, function, aesthetics – has resulted in some new ideas and opinions about how and where we live. Have you felt the need for more privacy or more space?

How might Covid 19 brings changes to the housing market?

A few years ago the pendulum swung in commercial design favoring the open office/collaboration layout.  What was a new concept of open office spaces in the middle of the last century, resulted in the design and development of systems furniture flourishing.  Then the even more “open” concepts of collaborative spaces with foosball tables to entertain the staff providing breaks without leaving the building entered the scene. 

Open office encourages interaction – not as much as fully, open collaborative spaces.It maximizes space, but still omits total privacy for more concentrated work .

This has continued today as some were slower to jump on the trend and are still experiencing the “new-found” re-design of fewer private offices and more collaborative spaces.  However,  the pendulum is swinging back a bit with feedback from some employees reporting that they need more quiet space to do their work and focus away from distractions.  Having a private space can be grounding and comforting and allows an individual to worry about less and focus on more.

In a rotating office, there  less comfort and familiarity. This can contribute to distracted performance. Yet, all of this data is variable depending upon the nature of the work, temperament of the individuals, style of individual work practices, existing conditions in the workplace, culture of the business and even geographic considerations.

But as this relates to homes, many of these factors have similar effects. The real estate article notes that rather than down-sizing homes,  with more open floor plans which has been a recent market trend , they will see a rise in the desire for buyers to want larger homes, in which to partition activities. This might very well be true. Especially if working from home is instituted. The need for privacy away from the possibly over- collaborative office environment, to finding oneself commandeering a pocket of the house for their work needs, requires a design focus.

Where larger, open kitchens had become the fulcrum of family life,  the real estate article suggests that this might not be so popular moving forward.  I’m not sure I agree.  Where the article states that “the noisy epicenter”  might require re-thinking,  I believe that it will remain the vibrant epicenter adjacent to the primary living area, but that other areas of the home will be designed to provide needed escape and privacy.

Too much collaboration and collective living/working can result in a desperation for private spaces. There seems to be a cry for balance. Where we want gathering spaces for the family to be together for meals, games, movies or projects, the confinement with family, although precious and priceless on the one hand, has also proven that there is great value/need in private spaces. 

Home-designing.com is a great resource for visual ideas. Here a cozy reading nook with office/study space and going vertical, to best use the space, are tall shelves. They can also make room-dividers when partitioning off private spaces! Lots of natural light connects inside spaces with the outdoors.

Partitioning spaces within an interior is something we reference as “zoning.” We design “zones” to offer certain tasks or activities to take place separately from others. Sometimes this is partially divided by low walls or screens and other times the need for complete partitioning – as in separate rooms – is in order.

The ever popular Jack and Jill bathroom might connect a bedroom with a separate study – a bedroom suite rather than merely a pair of bedrooms.  Study spaces will play a more important role as more on-line options for schooling are made available.  Learning and working from home have been eye-opening experiences. Privacy is paramount when trying to focus on your work.  Study spaces can be single rooms dedicated to this purpose or pockets in the home – converting closets and beneath stair areas for small desk spaces and study nooks.  Slivers of garage space might be opened to the indoors. Unused attic spaces might be captured for loft-like openings up and away.

Decorpad.com is another great resource for creative space-planning and design ideas. Here Leslie Goodwin shoots this valuable space which is captured to carve-out a home-office.

Space-saving and consolidating furniture pieces like bunk beds – going vertical to better utilize the “real estate” in bedrooms, etc.  Valuable square-footage will be captured and used creatively – much like clever design efficiency on a boat or motor home. Space is precious – let’s use it wisely.

Back to the kitchen being the fulcrum – multi-tasking can also be a result of this confined at-home mix of activities and responsibilities. At certain ages, parental assistance is necessary to navigate the studies and coordination with the on-line programs. The kitchen has been and becoming more and more a classroom/study hall. While older kids might just want to be in the center of things while they don their headphones effectively separating them from much of the surrounding activities, still keeping them in the mix, others are actively sharing their lessons with their at-home parent/teachers smack dab in the center of the activities.

Larger homes –  rather than downsizing to smaller can allow for multi-generational  living. College kids studying on-line rather than going away might return or stay at home.  Grandchildren requiring day care might be with grandparents part of the time.

Conversations centered around energy conservation with the desire to have a more open connected feeling with the outdoors can seem contradictory; but technology has advanced window, skylight, door, and many different translucent and transparent panels, to bring the outdoors in!

Residential design might be enlarging, partitioning, adding light and connections to outdoor living. Therefore,  sharing the joy while providing space, privacy, healthy circadian rhythm and connections to expanding to and enjoying the outdoors.

Creativity Ignited

These are amazing times that are truly testing our creativity and ingenuity. We are challenged to alter our work-modes to operate remotely, utilize time very differently to balance work and family, find new ways to communicate and share and even radically re-direct manufacturing for purposes far different from their original intent…these are all very stimulating, creative challenges.

Where do the masses flock now that they are confined? Craft stores, home-improvement warehouses and on-line instant gratification pick-me-ups.  

Don – in his Home Depot orange shorts was a joke that we enjoyed for several years coining the phrase “Everywhere we go – we got o Home Depot!” From China to Albuquerque we took photos of Home Depot, often in his orange shorts! Couldn’t keep us away!

While most people are home-bound and businesses are fallow – wondering how they will survive this down-time and loss of income and the means to play catch-up with their debts – there are those who have been able to re-invent their talents to manufacture items very different from their norm that are in high demand at this time.  Re-purposing has taken on a whole new meaning. Where we were re-purposing an old door into a headboard or bicycle parts into wall art, we are now transforming entire production facilities that made widgets of all manner into plants of workers learning how to manufacture masks and ventilators… gowns and gloves.

The creativity is so broad-reaching it will change the way each of us behaves moving forward. It will change policy and priorities in government. It will alter thinking and spawn new ideas and procedures everywhere. It will have global impact and consequences unlike anything we have known. It will prove uniting and divisive, for differing reasons.

Less public displays of affection between casual connections with more formal respect for personal space are certain outcomes. Perhaps a combination of suspicion and respect at the start…but how long will it take to wear-off? When will the guard be dropped and behavior relax? What will be the definition of our new normal? Circumstances – certainly do – alter cases…

Interior design is tactile. It is comprised of textures and colors difficult to replicate over the computer screen. Before off of this we recognized that viewing fabric collections over the on-line portals was a way to get possible candidates for consideration – but more often than not, there were greater numbers of rejects once the actual samples arrived.

There is much we can do remotely. We can send drawings, send photos of fabrics (providing we have felt them and know them, in order to honestly recommend them), do video walk-throughs to view a space and make recommendations remotely. We can place orders and arranging shipping and receiving, coordinate sub-contractors and make things happen.

Many tradespeople such as upholsterers, seamstresses cabinet-makers can continue to work in the privacy of their own workrooms providing the have the material. Many fabric sources are still shipping orders. We have two sofas and two benches currently being upholstered – the fabric having been ordered, shipped and delivered all last week. With several other fabrics on their way, our seamstress will be very busy creating custom throw pillow, bed dressings and draperies. We can keep many of our talented, local people busy.

Artists in their studios are eager to express their thoughts and feelings and even bring YOUR interests to life in paintings, pottery, jewelry, sculpture…self-quarantined by their own habits – now is the time to commission a custom piece – pottery centerpiece, focal painting, personal jewelry piece, pet and people portraits by sending photographs!

The dynamics and demographics of our communities will be radically changed as a result of this crisis. Remember how upset many were over Walmart coming into towns displacing, if not eradicating small local businesses? Well, watch what’s happening with large national businesses today and their smaller, local counterparts. We will lose so many and replaced by whom? What? How? How will this change the look and feel of Mainstreet?

The interior design profession is so intimate and personal. It is about hands-on…to be there to move furniture, adjust groupings, share the experience of balancing textures, temperatures of color, size and scale… it’s hard to do  from your laptop on a remote beach.

So while the ads on TV promote the home decor sites for instant furnishings and decorative accessories – remember that they don’t always look as you expected once they arrive.  Many offer returns, but often with freight and re-stocking charges.

During this unusually  unprecedented time when anxiety instigates spontaneous purchases, designers can still consult to advise and direct, offer ideas, consult about choices and decisions. They can help make decisions and assist in finding the right pieces and making the best purchases.

So call them. Show them your finds. Discuss your choices and ideas. Get their opinions and make better decisions due to their experienced advice.  It might and should save you money and headaches in the long-run.

The current normal…snafu?

Discovering Extraordinary Ambiance on the Side of a Dusty Road.

After experiencing and pondering the value of incorporating nature’s elements into architectural planning in the previous blog, I find myself winding into the countryside from sea level to a mile high into jungles and ultimately pine forests, across vast expanses of rivers and towering bridges spanning grand abysses…and stopping at a modest panaderia (bakery) on the side of the road.

You can’t tell a book by its cover as this simple little rural structure – standing alone – looked curiously intriguing and quaint enough, with an unpaved parking area transitioning to well-tended pea-gravel. Traffic cruised by, on the way across the bridge.

Those that knew, turned in. We pulled off the road and were told that this couple had a wonderful bakery and were promised an exceptional treat! Fresh empanadas that would bring remarkably satisfying mid-morning joy.

Very tidy and thoughtfully eclectic, this little destination bakery is a precious find.

Oh, were we in for a surprise! At the entry, I stopped to shoot the whimsical cup of coffee mosaic set in a field of stone and concrete. I thought – what a fun design element to greet arrivals and set the stage. But I had no idea to what extent I was about to be elated. What unfolded so exceeded my expectations that I wanted to stay all day!!!

Happy stone and tile-work adorned the pathways. From the textures of stone and brick, tile and wood – it was an organic fantasy – an unexpected design experience.

Simple, yet spectacular – simply spectacular!!!!!

Spotless and meticulous the eclectic elements were a harmonious creation.
Stone walls, wooden slats, vines and adobe all worked together to define the spaces.

 The wafting aroma of fresh baked goods – it was more than delightful.  From warm savory clouds with mushroom filling and another with chile-laced sausages – and an array of sweet strawberry, cream and pineapple empanadas to corn muffins, banana muffins and more! All nestled beneath colorfully woven cotton tablecloths.

Light and delicious – the best empanadas ever!! With a tiny sprinkles of granulated sugar, for a sweet crunch, before sinking into the fabulous fillings! Muffins challenged any others and savory treats were so satisfyingly delectable. Little buttons of banana slices on top denoted which were the banana muffins!!

Rich Mexican coffee with a touch of freshly ground cinnamon and luscious hot chocolate were served in custom-glazed “barro ware” complimenting the fresh-from-the-oven confections.

The exhibition baking kitchen overlooked the serving line. The buffet of pastries thoughtfully explained by our gracious and welcoming host, Jesus!

Clever use of clean blond wood shavings on the floor of the main covered patio created a wall-to-wall carpet of fresh aromatics complimenting the inviting aromas emitted from the ovens.  Rocking chairs and rigid sturdy versions, with a fun little rope swing, all surrounded  by tropical plantings made a cozy area to gather.

Soft underfoot and subtly fragrant – the wood chips make a great shag carpet!!!

As I meandered around exploring all the interesting spaces, textures, colors and plantings, I marveled at the sensitivity with which this had all been crafted and assembled. It was artful interior design with an exterior feel – open air and charming, with a decidedly handcrafted, Mexican sense of place.

It was an eclectic collage of furniture, structure and organics – living and static – that was welcoming and artful, delightful and so pleasing, that it was a treat for all the senses.

The cool morning air of the mountains mingled, with the comforting fragrances, creating an atmosphere inviting gentle conversations of people gathered around good food and artfully relaxed surroundings.

Designing a Cool Theme for a Vacay Rental Property

When designing for a vacation rental property, the first order of business is to select things that are durable and easy to maintain. This means finishes to furnishings. I know this from practical life experiences and also working with commercial/hospitality interiors. To do so, one needs time to place and receive the orders with enough contingency for mishap. It is also dependent upon the housekeeping arrangements planned for on-going maintenance.

In this recent project, the work began 12 months out – plenty of time you think…but it was all about the physical remodel. We began with the drawings for floor plan re-configuration and specifications for new lighting, cabinets and finishes throughout. The decision to furnish was not made until nearly 10 months later with a deadline to complete in less than 7 weeks. The delay was partially due to an indecision over how many of the 4 units (all on one floor) were to be short-term or long-term rentals. Then a new city ordinance imposed a moratorium, of sorts, on short-term rentals and while that was tossed about over several weeks…more indecision ensued.

It’s a riot to see overnight design projects transform interiors in 24 hours. That’s due to a free-reign for design decisions, a team(s) and vehicles to pick-up/deliver, all trades on deck, a single director calling the shots and an organized chaos that results in a magical finished project – yes, like magic. Open your eyes, be stricken with awe, cry a little and exclaim repeatedly that you “just can’t believe it!!!!”

Real life is generally not like that. Real life has in-put by owners, limited schedule openings by the various trades, little spontaneous decision-making and fleeting time riddled with unwanted surprises and delays. Real life, in this case, was a theme provided by the owner, a preconceived “look” developed in the mind’s eye and scratch paper of the designer during the selection of finishes and floor plan modifications and vacillation for several reasons, of what units to furnish and when. Over the course of a year, leading up to less than the last 30 days, the project was to be fully furnished and finished – ready to rent!

The good news is that with controlled frenzy, changing availability of products, focused efforts and teamwork, we are pleased to present the Lobster! Completed all but hanging the TVs by the requested July 1st deadline, it is beautifully appointed and offers a colorful and a bit whimsical, spacious, clean and did I mention  enviable location- 2 blocks from Pacific Beach in San Diego?

This entire project, except the move-in this last week, was done long-distance with the owner in Maine, her management company SHORE on-site in California and we the design team in New Mexico. This is not at all unusual, but Maine prompted the owner’s desire to name the unit Lobster. Not your spiny lobster from the local waters, but the New England version from the Atlantic with the classic recognizable form that accompanies the imagined crustacean – including the brilliant reds of the often appreciated steamed version!!

With fond memories of her childhood helping her elders maintain this property, the owner wanted to commemorate the building with an entry plaque visible from the street on the new redwood gate (soon to be completed). In addition, we suggested an individual name/theme for each of the 4 apartments which were all initially designated as fully-furnished short-term rentals – hence the bold identity for each!   I designed the new name plaques and had them fabricated by Artistic Bronze in Florida. The backing was built by our talented Enrique Jimenez, in New Mexico, and all shipped to California. Bronze was selected for its timeless presentation, handsome durability and commanding respect. Parisienne was the font I selected which may now be used to identify the property as though a logo to tie-in with the on-site signage. Subliminal cues that are recognized even slightly are effective reminders and triggers for recognition. The idea was intended to offer a fun, but lasting, introduction and identification which was to be reflected in the interiors. The Lobster was the largest unit with 2 bedrooms. It was ultimately chosen to the be one fully-furnished unit and owner’s second home when visiting the area.

For budget and availability, we sacrificed certain durable features that would have been better long-term investments, resulting in some knock-down furniture that was never intended for much abuse. Fragile painted table surfaces – for example – better in laminate, wood or stone…but time will tell.

The look is clean and fun, colorful and beachy – with a slightly up-scaled twist. Cool aquas accent a few walls in the otherwise crisp white interior. Red punctuates effectively in lobster accent pillows, decorative accessories and the full-wall mosaic glass tile treatment in the kitchen. Yes, once again, we like to treat tile on the walls as not mere back-splashes, but wall-covering full height and width!

Weathered grey toned LVT (Luxury Vinyl Tile) in the way of interlocking planks were an easy to maintain and durable floor finish. The faux wood adds warmth and is softer underfoot than other hard surfaces. Perfectly matched with all trim pieces, this flooring is fabulous!!

Lighting is key and here we added recessed directional lights to spot the walls and related artwork. Switching was also an important detail to have options for the lighted areas and accents.

The owner found a novel lobster rug with a great textural, tufted, yarn system that brings fun and great color and warmth to the bunk-bed room! Busy, colorful bed dressings intentionally selected (over the hospitality white that is still trending) contrast against the bright white bed frames stacked for space optimization and a little kid fun!

A cool find in the way of the glass vessel lamp…where usually the stem with electrical cord feeds down through the center of the base and of the back, this one feeds from the socket stem with a cork top that removes allowing the vessel to be filled with treasures – in this case southern California beach shells and fragments! And for a little more animation, I found a carved wooden shark to insert cruising above the shells to make the lamp even more interesting!!!

A pair of vintage photographs of a lobster shack and fishing boat contributed by a friend in Albuquerque – taken by him in Maine in 1962 – were enhanced with bright red mats in their original polished silver metal frames along with a large painting on canvas of a Maine lobster/fishing boat sent by the owner in Maine provide interest to further perpetuate the lobster theme.

The master bedroom is a comfortable retreat with another lobster pillow for punch! To give the room the best approach and make it feel as large as it can be, placing the bed in front of the windows was the solution. Beds facing the entrance to the room are always preferable to arriving into the side of them – for visual space and a more inviting orientation.

The original bathroom layout was all one space with tiny appointments jammed together…so we removed the tall storage cabinets and sink vanity allowing more room for the commode beside the tub/shower and added a privacy door. Then the new cabinets and counter have their own space with another privacy door resulting in a two-compartment bathroom area for maximum use and enjoyment. Red mosaic glass tiles were repeated from the kitchen to further coordinate the theme. 

The bold color scheme was thoroughly distributed throughout the unit which is an intentional design emphasis especially effective and novel in a short-term vacation rental – where such a thorough scheme might be too intense for one’s primary place of residence.

Effective design both functionally and visually should be a significant asset in the marketing of rental property. When used consistency in marketing material with logos and repeated features, this and other properties with attention to detail should attract the discriminating guests. Once there, repeated stays are the key to maintaining a strong guest population – of desired visitors.

TIPS For Building a New Home

Building a new home? There are many ways to go about it. Here are a few photos of a semi-custom home, in the framing phase, that is currently under construction. Watch for a future blog featuring progress photos and finished shots!

Upon arrival, here at the entry, is a recessed niche – or as we say out here in New Mexico, a nicho! It is a perfect focal point, yet the dimensions are not illustrated in an elevation. The owners have an opportunity to have it sized for an existing piece that they own, plan for a custom piece or allow it to be framed-out by the contractor, without further specification, and find something that works.

From a tract home, with all the decisions distilled to a narrow selection featured in a model home and/or sales office…to the very custom where the owners select everything, from a world of choices with their consultants, there are commonalities that are worth noting to assist with the process .

In the tract home, a price for a finished product is presented and all standard, pre-priced details are included – within a range of narrow selections. The selections are recorded, but not often incorporated into the plans which are is usually generically pre-designed. Changes are usually not an option. It is efficient, for both contractor and owner. In full-bore custom projects, all is decided, selected, designed and recorded on the plans to the last detail prior to pricing and breaking ground. All costs are identified, yet changes are often in the mix as owners have new ideas that they have the prerogative to change. They exchange or pay for every modification – every “change order”.

In the middle is the “almost custom”, but still packaged product. This is a package that is presented with pre-established designs and details, budgets and allowances. Potential buyers are shown examples of homes – models or occupied recent completions. A cost for construction is determined based upon square footage and amenities, as illustrated in the examples. This is a great way to get a more custom home with easier to execute plans and design details.

Which process best describes your project? In any of these new home design and construction approaches, there are similarities that challenge the owners along the way.  Even for the seasoned professional, circumstances alter cases (changes in availability of materials, weather delays, clients who continue to visualize, imagine and fine-tune their ideas and involvement in the details). All can challenge the schedule and alter the intended smooth progression of the project.

With the tract home approach not many, if any, of the on-going wish-list items can or will be implemented. They are not set-up to make changes, alter plans or deviate from offerings and the signed-off package, in any way.

In the very custom design-from-scratch home, with the “world is your oyster” approach, changes are welcome and accommodated – after all, that is the goal – to create the perfect home, for this client who is paying for the flexibility, world of choices and luxury of it all.

In the middle is the interesting situation where the owners perceive custom flexibility, have budgets assigned and make selections based upon those numbers.  Once these numbers are created to establish the budget, examples are usually presented so the owners have an idea about what their dollars will buy during the selection process. Often that method is a bit unrealistic. As estimators know, this is a tedious process – yet presenting it, in an overview, seems easy.

After examples have been shown, floor plans drawn, finishes and other design details have been budgeted, the owners sign-off on the basic idea of the home and then set out to fill-in-the-blanks. What will the flooring be? What light fixtures? What door hardware and finish? What sinks, faucets and towel bars? What countertops? What wall tile, paint or other treatments? It is usually not until that very process of assembling all the selections that an owner will know if the budget they created will satisfy their ultimate needs and desires.

 With this sense of “custom” paired with the packaged example, comes the owner’s complacency – through no fault of their own – to miss details that arise from the attempt to create a unique product, plan, design – but without having seen the actual example. It doesn’t exist – anymore than it would in the very custom home. That’s why it is unique. However, unlike the very custom home, where there are layers of design assistants from architect, interior designer, lighting consultant, A/V consultant, landscape designer, general contractor, and subcontractors who work together to best explain options, implement wishes and get it all on paper for clarity, the middle approach proceeds with pre-determined practices that don’t require recording on plans and rarely elevations, as all is based upon an expeditious course-of-conduct for the like-kind of homes presented, at the out-set. But having seen the examples/model/features, the homeowners make their plans guided by the project managers which might include a general contractor, subs and a few hours with an on-staff design consultant. Inevitably details are over-looked in the process.

Here are a few tips for proceeding with a new home project.

Don’t be afraid to ask for sketches of design details or photos of examples.

Walk through the floor plans, in your imagination. Start at the front door and shut your eyes and try to visualize the progression. Make notes along the way. Do the same from the garage or any other alternative entry, into the home. I will suggest you do this several times – each time with a different focus.

Be mindful of window locations…exterior fenestration and interior placement as they relate to furniture and artwork. Consider them both from inside and out! One they are framed and ordered, this is either difficult, expensive or impossible to change.

The first focus might be to walk through from each exterior entry and visualize where the light switches are located and what they operate. Do you want some of your switches to be three-way? This means, for convenience, that there are two different locations to switch on/off the same light or appliance.

Secondly, as you walk through the spaces in your mind, picture if there are things that you wish to highlight such as a piece of art on a pedestal or painting on a wall, sculpture in a niche or even a spot on a table for games or hors-d’oeuvres. Some things might be lit by free-standing lamps – depending upon where they are located. Beware the dreaded, but often necessary, floor plug!!

Light fixtures….locating the power sources – the junction boxes…will you have recessed fixtures, surface-mount, suspended, or wall mount? Consider the heights of the ceiling, what is centered or not, from where you will see the fixture, and where you want it to illuminate and how. This will help plan the location of the j-boxes.

With changes in technology, wireless systems, phone apps, etc…these details will change. Know the pros and cons of advancing technologies and select the best for your present and future needs. Consider the longest period of time you will be in this home and design accordingly – aging in place.

Consider what things are easy or cost-effective to modify later, if needed, and what makes sense to install initially, to be the best investment. This might be temporary light fixtures, in favor of more expensive ones once you recuperate your cash-flow! Perhaps you don’t need glass shower enclosures at the outset – can be added later…additional cabinets…many things can be upgraded later. While other items such as the flooring material, cabinets/countertops, wall treatments, skylights, electrical sources and others…should be considered in the first-pass.

At every turn, when you are walking through the space in your imagination, see your focal point. As you enter – what is dead ahead? As you turn to the right – what do your face? Do the same to the left and make your way through the house and see each focal point, in front of you, to determine what will be placed there, how will it be lit (with each exercise – imagine daytime and nighttime), does it require power, is there enough room to place the piece you intended to go there?  Inches might count.

While walking through and around the plans or even during the early stages of construction, also look out the windows. What do you face? What do you see?  Capture views and avoid what you don’t want. Should the wall be higher? Will this be a landscaping opportunity or necessity? Check patio covers and light sources. Consider the compass – what faces what? Seasonal temperature considerations are worth a nod. And think about exterior lighting.

A spectacular upgrade of over-sized sliding glass doors and flanking windows were selected to maximize this view…only to learn, after the slab was poured and framing up, that there was a massive corner column planned to support the yet-to-be erected patio cover . A modification was still possible, by sharing the load on two separate well-spaced columns and cutting back the patio cover between them to avoid a cantilever that was said to be cost prohibitive.

Check to see if things, inside and out, that should be centered ARE centered. And if they don’t, make sure from all angels that it won’t matter – or will in some advantageous, artfully, asymmetrical manner.  

Per the plans, the island was not centered beneath the skylight. The cabinet-maker was doing his field dimensions and asked it this was the desired position. To which we replied – no – as it impacted the location of the pendant lights in addition to being off-center from the skylight.

Furniture layouts should be placed on the plan before you finalize the plans and certainly before you break ground. If you visualize a sectional sofa from which to watch the TV – make sure you can plan for one that exists. If it is from a sofa that you will view the TV- is there a space for an adjacent guest? Make sure some collection of desired furnishing or possibilities is realistic. If you have actual pieces you own – it is an imperative and so easy to accommodate on paper before the slab is poured and framing begins.

By not centering the bed and coordinating TV and dresser which was intended to occur on the opposite wall, the master will have a entire seating area off to the side. Had the recessed niche for the TV along with wiring and backing installed for the articulating wall-mount bracket, the bed and flanking nightstands would wither have been forced to center or been awkwardly off-center to best utilize the floor space.

As previously mentioned, beware the dreaded floor outlets – will you need them? Layout the furniture, to have the best chance of getting the location right.

Yet-to-be installed fireplace, in the far corner of the room, dictates the furniture placement. Floor plugs will allow lighting to be located, on floor or tables, away from the wall – floating in the center of the space. They were placed prior to a furniture layout having been specifically planned. This might pose a challenge.

Ask friends for their opinions. Examine their suggestions from every angle. Don’t wait to ask friends for their opinions too late, in the process!

A fun snail shower enclosure will have no door…but the placement of product niches, termination of the wall tile and transition of the floor tile are critical details.

In any approach to this process…plan. Don’t guess anything that you don’t need to guess.

In about 3 months, this patio will be in full-swing for entertaining. Hopefully all the anxiety of the process will be left behind…….

Be prepared to have new or changing ideas as things proceed – but prior, proper, planning will better serve the entire process.

Don’t be that guy like in the old joke about purchasing a vehicle…after signing the purchase agreement, you realize something is missing and mention it to the agent who replies, “Oh, you want wheels on that car?”

BEFORE AND AFTER for Busy Young Couple Making First House a HOME

Busy lives in a new town, he in his residency and she working in a busy OR, they bought a house – their first house – and asked for help making it theirs.

They have traveled the world and collected art along the way, a disparate inventory of things that caught their eye, spoke of their experiences and reminded them of people, places and things to savor once home.

Home, that was the task. Create HOME in this new, old house. Built mid-century, it was simple, clean with some patchy remodeling from previous owners reflecting rather common decisions, with limited funds. We needed to discuss priorities and budget, evaluate what should stay and what needed to be changed.

They both had a love of Guatemala. Their travels there left them with dreams of color and pattern, handmade functional art and an exotic sense of place. Having these elements ingrained in their longing, they expressed a desire to have that sense, but with a bit of a modern twist.

Assembling the colors and materials…

We salvaged the existing natural granite slab countertop and unfortunate surface-mounted sink. The granite was a practical save and the sink came along for the ride. In order to integrate the granite as though intentional,  I selected a multi-colored Talavera tile that specifically had a dollop of mustard glaze in the design picking up that Dijon field color in the speckled granite. As is my usual preferred mode of installation, we took it wall-to-wall as a complete wall-covering.

We also saved the cabinet boxes and doors, but needed to give them a lift from their median caramel stain on oak. Deconstructing the colors in the design of the Talavera,  we knew we wanted blue cabinets – so the paint shades were fanned and the color pinned-down. To give the cabinets that wabi-sabi look of loving wear, we sanded the edges after the painting was finished. We also added cabinets over the stove for additional storage space and utilization of that blank wall.

We removed all the doors and drawer fronts, filled the holes from the old pulls/knobs and painted them off-site. We painted the boxes in the field. Granite was salvaged along with the sink.
New paint, Saltillo flooring, Talavera tile and cabinet pulls along with new appliances gave an updated look to the scene.

In real life, when  practicality rules, certain things have to give way for the good of the whole. The whole being the pocketbook and other elements that take precedence at the time. So we live with the radiant heaters, keep the chandelier for now, until they have one fabricated to their specifications, use a machined rug instead of a handcrafted piece and know that over the years they will massage this starting place and truly make it their home.

Continuing to dissect the colors from the new wall tile, our colorful young couple wanted more color…we chose individual values of bold paint colors –  smoky turquoise, slightly burnt orange and brilliant golden yellow to intersect the planes throughout the space.

Typical mahogany doors common to that era of home interiors, the decision to match the white trim would have been easy, but we labored over the existing natural, tropical wood and decided to keep it in the mix.

Although the nearly immaculate, original hardwood oak floors were revealed after removing the wall-to-wall carpeting, the kitchen floor throughout the rear vestibule and laundry room was an inexpensive and uninspired sheet vinyl.  Saltillo clay tiles were the answer to furthering the Guatemalan feel. More commonly associated with Mexico, these clay tiles are historically the plebian choice. Taking many forms, some artful enough to be the cornerstone of patrician interiors in fine mosaic installations and other patterns and designs, clay tiles – glazed and unglazed always add an artful, soulful human element. Speaking to that, we inserted 2″x2″ glazed Talavera accent tiles into the floor’s  new Saltillo field in the vestibule creating an almost area-rug-like definition.

The dated floor-plan enclosed the kitchen separating it from the rest of the living area. The very first comment made by our clients was questioning if we could open that wall – connecting with the living room and large picture window beyond.

The mottled cobalt blue light fixtures add another punctuation of color over the bar along with the parrot green barstools that our home-owners spontaneously nailed in an irresistible lust for even more color!!

Rather than trying to continue the existing “Dijon” granite, white Talavera tiles were used on the new pass-through bar counters – both high and low on the new cabinets.

The first phase of this colorful project has set the stage for an enjoyable work-in-progress for years to come as they now have a basis for design, more collectibles to come, and all they enjoy from places near and far. The upcoming annual trip to Guatemala, in April, will reinforce the joy and appreciation for this special place “home base” in their lives.

The dogs look in eagerly, but are limited to their expansive backyard, their vestibule and full run of the master suite.

Although they selected a durable denim twill fabric to reupholster their sofa and loveseat that they were gifted from a friendly neighbor, the primary living area is – for the most part – “off-limits,” but that seems to work for everyone in the family!!!

Time to Remodel – Finding a Theme

Time to remodel the kitchen!! This charming little bungalow had already experienced its share of remodeling – well, not so much structural – although, many interior design transformations had occurred over the decades. In the mix, the well-used and enjoyed kitchen was feeling a quite tired and dated.

You might remember I have used this now completed project, in the last few months, during its transformation process to identify certain features and design practices. Here is the as-promised unveiling of the before and after photos for further discussion about the design process, intent and results.

We loved the mottled color and organic character of the existing slate floors and opposing green-grey beams with spanning boards of a caramel stain. These were the two elements that went well together as though intentionally planned. Yet in between, the pale, peachy pickled oak cabinets with their radius detailing and red-rose/black matrix of the tiled granite counter-tops, didn’t seem to speak at all well with the ceiling treatment and slate floor’s greens, rusts and charcoal tones. It was a dark, confused space.  

When observing and “listening to” the house, it was evident that the current kitchen, in addition to being poorly coordinated, had absolutely nothing to do with the original architectural intent. The new owners had brought a few very fine antique pieces into the home. The mid-century circa 1964 age of the house accepted them on its original hardwood floors also adorned with their fine antique rugs…but something was missing. There was no cohesive thread running through the house. Over the years finishes and decorative elements had been selected and installed without any consideration for original materials or an attempt to introduce compatible and harmonious materials for the good of the home’s overall theme.

In all fairness, had the entire interior been gutted and a contemporary interior been uniformly installed into the framework/shell of the structure, I might have considered it a success. However, this multiple decade decor was a mix of disparate trends and preferences that had no commonality.

To begin the process of bringing this home into a cohesive design last year, we had redesigned the living room. There we introduced a classic blue and white color scheme derived from the Persian rug in the adjacent dining room.

To the corner kiva fireplace, we added a sandstone hearth and mantle with just enough blue and white Talavera tile trim at the base of the hearth to subtly coordinate with the new scheme. The Talavera was an appropriate material for this New Mexican bungalow.

With this living room having been so successfully re-designed, the obvious thought came into the discussion to continue the vernacular of the blue and white Talavera into the kitchen. As a bit of a purist when it comes to application and termination of materials, I was not content for a mere back-splash.  No, if the tile were to be effective and commandeer the stage, it had to be used wall-to-wall as though an entire wall treatment.

Treating the Talavera tile as wall-covering, it continues from the kitchen, into the adjacent pocket-space housing a desk and laundry machines.

But wait! The addition of an earthy aqua handmade tile from Spain offered an appealing and unexpected accent woven intermittently through the Talavera. It created a coordinating thread from the colors found in the mottled slate floors and ceiling beams.

The cabinets were in excellent condition, but the doors were sadly dated and in no way spoke to the home’s other cabinets, doors and finish carpentry.

The confused interior finishes we in need of a transformation!

With the white raised panel theme throughout the home’s original appointments, we elected to salvage the cabinet boxes and replace the doors and drawer fronts with a similar raised panel detail. The same red oak was used and, with a glossy white paint applied, the grain “read-through” with a very intentional yet subtle moiré-like pattern. The new raised panel white doors and drawers, with crowning top molding provided a crisp, timeless motif. The random patterned Talavera used as an entire wall-covering was very effective. The kitchen was quite gussied-up!!

The transformation was dramatically successful!

The existing slate floor was beautifully organic and I felt, from a design standpoint, was a must to salvage. Making it look like an intentional selection – part of the new scheme – was imperative. Therefore, selecting a counter-top that communed with the tones in the floor resulted in a selection of concrete-like engineered Italian quartz material – balancing the floor with the next horizontal plane and ultimately with the stained and green-grey boards of the existing ceiling treatment.

Another asset was the connection to the outdoors, however the existing window over the sink was high and small.

By bucking the warranty of the Pella people, we had a new double-hung window made to close down onto the new counter-top that passed through from inside to out. They would not fabricate the window to do what we intended, so we had the contractor remove the bottom of the new window frame, thus rendering the warranty null and void, in order to have a completely open, uninterrupted pass-through when raised.

Amusing and interesting…existing family pieces of blue and white ceramics are being discovered and used as decorative accessories in the new kitchen!

We also captured the opportunity to open the opposing wall into the hallway adding pass-through light and dimension to the space. This exponentially expanded the space and made the encapsulated kitchen feel much less confined.

To add drama to the newly created dimension, we discussed having a painting commissioned to pop an accent of yellow into the blue and white scheme on the far hallway wall. Lemons, a perfect citrus for the kitchen, was decided for the theme.  

A miniature oil painting by Federico Leon de la Vega was used to Photoshop into the scene to inspire and convey the design intent.

The additional POP of yellow is a dramatically effective contribution to the overall composition. After consideration, the owners selected a local artist to paint the full-scale painting.

A local Albuquerque artist, Thomas Tomlinson rendered the lemons in acrylic with blue and white tile details.

In summary…keeping the original slate floor, existing cabinet boxes (replacing door and drawer-fronts only), with a bling of new chrome cabinet pulls, switching out the stained glass pendants, replacing the island’s surface with a handsome solid walnut top and a new coordinating concrete-like counter-tops on the periphery, with the decorative embellishment of the Talavera tile continued from the subtle introduction at the living room’s kiva fireplace, the transformation of the kitchen is stunning – not trendy – and was truly, uniquely designed for the architecture and forward, on-going contextual design conversation of the home.

Color. The Spices and Ingredients of Design

Colors for fashion, interiors or a composing a bouquet are like the many ingredients, spices and herbs selected for great food. Creating dishes with fine flavors and visual appeal, by selecting the right combination, is good culinary design. So we see the spices and ingredients of design everywhere!

The art is in gathering the right combinations, textures, colors, flavors,…ok – maybe edible bouquets…Well, we’re not tasting the interiors – but some are scrumptious! Ooh – good enough to eat! And the fashion – yes, we’ve seen edible fabrics…generally not attempted in draperies – but who knows? The sky is the limit in design!!!


A few years ago, Kingston University Fashion Student, Emily Crane began pioneering a new strain of edible couture created from gelatin and seaweed! Brilliant and beautiful!!

Inasmuch as edible couture and creating fabrics from edible materials is fascinating, I digress…the actual point of my story is to recognize the common denominators between gathering materials for all forms of art – the assemblages result in the creative finished products. Color is the most apparent ingredient of most artistic design endeavors. It is the most obvious and first to catch your eye. Assembling an interior is usually grounded by a desired color. The foundation of a room begins with deciding a direction with color. This might seem to be contrary to the concept that form follows function – but I believe that the designing for the two are often concurrent events. The vision occurs while the function is simultaneously examined. Most people visualize in color.

I often write about color. It is an ongoing fascination to discover who prefers what color(s) and why. It offers the beginning of the visualization of a concept. As the framework is discussed – such as programming a kitchen. Inevitably, in the early stages, colors and materials are discussed. They might change. They might not end up as first imagined, but color aids in the visualization and process of  design.

Look around your world and consider color. Why did you choose your interior colors? When selecting a color for the surfaces, fabrics and finish materials what would you do differently and why. Taking care not to merely react to trends, what colors will bring you joy? Trends often tempt. They are enticing and new, but they move along…It takes thorough examination to determine if a trend is truly applicable or merely a passing temptation. The validation of design is the approval of the occupants or function for whom/which it serves. Not just the feature of a new trend.

So have a little fun seeing these interiors paired with edible color schemes as dishes are correlated to interior schemes.
